Conversion of an existing office warehouse building into 3 new modern office suites, one of which is occupied by the Oxford Office. Work included new communal toilets, kitchen and shared meeting room facilities. The development of the existing building included an environmental strategy, this included new bike facilities, motion detecting lighting, recycled content office carpets, recycled car tyre entrance matting, dual flush toilets, thermal insulation and natural ventiulation through new ridge ventilators. The building also has a well used recycling policy.

The project had a £290,000 Contract Sum and was completed in April 2009.
